Lovely Off Market in the Crest View Subdivision of East Dallas. The Best comp is the house across the street that is under Contract for 435,000. It is very similar in all respects. They started off in in the upper to mid $400,000 range and once lowered to its current price went under contact quickly. This rehab is on the more difficult side. A 1/2 bath needs to be added to allow the master to be solely utilized. Then as the investor you have some options on how to finish off the property.

Corner lot in a nice neighborhood. Current month-to-month good tenant paying $1000/month and wants to stay and said he is willing to come up to market rent of $1200-1300/month. If you keep him, you will need only to fix a few miscellaneous things, which will be a couple thousand dollars. The $20k budget is for a flip if you decide to do that. Low days on the market for resale If you were to get new tenants, you could get away with $15k and rent for $1250-1300/month. I have a foundation bid of 21 exterior piers and 5 interior piers totaling $4,680.

Great Flip opportunity in Dallas with Richardson ISD. The property is in overall good condition that needs some foundation work, updating the electrical panel and cosmetic updates throughout. Most of the comps are not fully updated and the only one that was fully update backs up to Belt Line and sold for the highest price per square foot in 13 days. I think there is a potential to get more than our project ARV once fully renovated since the property sits on a nice interior corner lot. Rehab breakdown include and have also received a verbal on the foundation for $5,100.00

This home is already in great shape but the finish out is not desirable. Pool, HVAC, and Electric in great shape. Absolutely no foundation, already checked by GC. This is purely a cosmetic redo with most if not all really coming down to investors choice of finish out. Great area (Alexander's Village Sub) attends Merriman Park Elem (RISD).

Based on the comps, the flooring would be carpet,tile, and/or laminate. The kitchens have granite and some have stainless steel appliances. Baths are updated as well, we put in a budget of $2500 to get that done.

I agree that they are expensive given the current market; however, this area is fantastic for buy and hold properties. Keeping the properties as is and possibly renovating them one at a time would allow for significant appreciation over time.
