By converting the garage and adding a bath to make it 3/2, you can command top dollar for buy/fix/sell. Rehab will also consist of paint, flooring, bathroom, kitchen updates, and some minor foundation. You would spend less on the rehab for rental.

Off Market Burleson property! The Property has good bones but is dirty and over grown. Per the seller, the roof is 3 years old and the HVAC is 4 years old. Updated houses in this area are very investor basic rehabs. Refinished Cabinets, granite tops, vinyl plank floor, and a new coat of paint. Nothing Fancy here. This area has great DOM on average 8 days. Yes we do face a busy street but with a quick rehab this property will also sell quickly. Rents in this area range from 1250-1350. The higher end of that range would be more likely with the size of this house.

There are two active comps on Spring Valley showing between $180-$185/sqft. Our ARV is just
above this because of the Large budget to deck out this property where these two properties are not decked out. Interior updated houses sell for $205+/sqft. You are touching every section of this house. The roof is in good shape but on the back side it needs a support column. The pool is covered and cannot be seen but I have budgeted to repair or cave it. Then a cosmetic update with HW floors and higher end finishes throughout. NON MLS property in Spring Creek Subdivision and Richardson ISD. A lot of the homes in the area that have sold with pools are not fully renovated. Most of them are well maintained with little updates done throughout. If you were to only take the average of the homes that have some updates done with pools you would be at $169 sqft and I have our subject property priced at $164sqft. The property has some signs of
foundation issues in the hallway near the master bedroom. The rest of the house is in good shape with newer windows and nice plantation shutters throughout. I have included a rehab estimate with a breakdown of what is need to be done.
