GREAT OFF MARKET GARLAND FLIP !!! This home is located in the Country Club Meadows subdivision- homes in this area are selling within the first 30 days of being on the market with many in just a "well maintained" condition. The budget for rehab will go towards updates in the kitchen, baths, flooring, along with replacing the Hvac and some foundation work.

Rehab: $26,800

ARV: $233,000

Based on the comps, the flooring would be carpet, tile, and/or laminate. The kitchens have granite and some have stainless steel appliances. Baths are updated as well, we put in a budget of $2500 to get that done.
