@Padric Lynch i just left Newport (i lived off Broad Creek). what mobile park is this? Sounds like option one is the way to go? why would that not be your direction? even if you had to hard money or find a partner for the 100k. Unless I'm not reading that right.

@Chris Bluem if you paid cash for a house and fixed it up, why would you want to refi with an FHA loan? Thats a federal backed loan that carries a PMI. you could do a conventional loan and still pull money out doing the BRRR strategy.

@Jim Martin lol  I've been following this conversation for a while. when I first started my search, there wasn't a lot on Cabot. It seems like you were one of the first to mention the city. 

Are you still doing contract work? What made you move to North Little Rock and get away from Cabot?

I think i may need to fly out and attend one of the REIA events and meet everyone if that's something y'all do. Seems like there is enough to go around if we we all came together.

Do you know if there are any BP meet ups?

@Marc Winter i know its a odd situation. Think of it as the opposite of a FROG. i basically have a basement area under my garage with 10 ft ceiling unfinished. The floor is 8'' thick precast concrete slabs so support isn't the concern. 

but i think that the direction I'm m leaning towards. fix the foundation and be done with it. I

@William D.  that is the exact consideration i'm trying to go over. Comps do support the 40K value when approached from that viewpoint.  I'm just not sure if I'm comping apple t apples due to the unique nature of this situation. 

I see you're from Baltimore, have you seen anything like this before on the common split levels in this area?

@Joshua Schmidt I’ve been noticing the same. More multi in LR, but not really Cabot. Do you currently have rentals in that area?

@Hadar Orkibi I like the Little Rock area too. I think if Cabot works out and I’m able to grow, I could see moving into multi family in Little Rock. I really like the area. What type of investing are you in?
