Man, I love post like this! This is exactly why we invest. SO WE CAN DO WHAT WE WANT! Point blank. We love real estate because what it can do for us and provide us and that includes indulging every now and then. So no shame or harm in it! So enjoy the new car. Just don’t make it a bad habit and it’ll do nothing but motivate you to be more successful so you can buy your next dream car. Hell yeah, man! I want to do this same thing one day with my dream car, a 1970 Chevelle SS. I can’t wait.

Sounds like a lot of good input has already been giving but I’d highLu recommend talking to a lender in your state and get details that are actual and not hear say.

I’d also say, (depending on your state) if your married, their debt goes against you weather they’re on the loan or not. The 10 rule is a Fannie/Freddie rule. Not a lender rule. But again, seek advice from a loan officer and not investor outside of your area. Just my 2 cents.

Pretty interesting to come across this post.

I was literally just looking at it earlier today (the 4-plex). I’ve been analyzing properties in the Garland area looking to build my portfolio there. Since I was looking in Garland, I decided to do a quick search on BP (for Garland) to see who all is talking about it and came across this post. Funny seeing a familiar property I’ve also ran numbers on. I just wasn’t sold on it yet. I’d love to hear more about what you decided on. Cheers.

I appreciate your reply and everything you say makes complete sense. And I don’t blame anyone. I just find it difficult to get an honest answer on things. But, I’m glad to see it’s not only in LR and seems to be across the board. I guess when the market is hot, you can be picky with whom you work with.

And I wasn’t necessarily meaning just agents. I mean anyone trying to sell a property. I’ll have to do more research in Fayetteville. Appreciate you offering assistance.

It sounds like you have a good understanding of the area/market there. I’ve been looking in Little Rock (mainly because I’m familiar with it more) and wondering if Fayetteville is similar. A great city with lots of potential. I love the opportunity there for investing (with a bonus being I may live there eventually)!

The reason I bring this up is; I’m having issues finding property managers and contractors willing to have an actually conversation about teaming up. I’ve also seen similar issues with agents/wholesalers, where they’ll send you one house (not even a deal) and that’s it, as if you don’t buy the first one they send, your off the list. Have you seen similar issues in your area or find it difficult to work with property managers/contractors, etc?

Hey. Thanks for the recommendation. I’ve actually spent some time up there when I lived in LR. I went up for some natural hot spring beers. Super neat little town.

Do you guys have a private page or website? If so, can you DM the name so I can search it.
