@Jacob Roland. I've used the VA loan twice to buy and later turn into a rental so it's definitely doable and very beneficial. However there are some caveats to using it, it's not as easy as buy a house with no money down and rent it. The VA has some strict requirements and has a funding fee (which goes up with each use and can go down with a down payment and/or VA disability.

Please ask any questions you many have. I'll answer the best I can. Also, I'd recommend getting with a local credit union or small local bank and talk to a loan officer that specializes in VA loans.

@Matt McEver welcome and glad you find the “one”. What part of AR are you I’m exactly? I’m looking at doing long distance investing in Little Rock/Cabot. I’m hoping to pull the trigger soon. Still researching and analyzing. Again, welcome and cheers!

@Dustin Lavender I also have a buddy with a couple SFH rentals in Jacksonville. Maybe I should open my search up and include the surrounding areas. Is your friend investing close to base and having luck with military tenants?

@Cory Cox I appreciate that. I’m open to that whole generally area so if the move is more towards LR then I may have to shift my area of interest. I was drawn to Cabot mainly for the school district. Thanks, again.

@Joshua Schmidt that’s why I never thought to move into the flipping class. Too much big money that can do it easier and cheaper. I’m all for long term holding. Also, since I’m turning it into a rental and not flipping, my cost is lower and I can buy for more than if I were going to flip a property. Obviously the numbers must work at that higher price point. I’ve just learned that there is more wiggle room on rentals. At least in the markets I’m invested in.

@Cory Cox thanks for the reply. My question was how the market currently is doing for long term rental holders. I’ve been looking at properties there for a few months and want to make it a potential location for long distance investing. I spent some time there a few years back but currently live in MD. Any info on the area or market side would be appreciated. I know it’s pretty generalized but that’s kinda where I am. I currently don’t know anyone there with rentals. Everyone seems to be in LR or north LR.

@Mike McCarthy HVAC would need to be looked at still, especially if I made it a separate unit. And yes, I would have a stand alone entrance.
