This would depend on what loan you are using and what the purchase price is. If the purchase price of the property is less than the loan and you have a renovation loan then the difference in the purchase price and the loan would be how much you have for renovations.

Are you speaking in terms of the rate changing in general or is it changing over the time of the loan? If it is over the time of the loan that is an ARM which is different from normal conventional loans. If the overall rate is just changing with the market that is how all rates work.

Could not have said it any better. I agree completely and based on my local market there are still good properties going for above the list price, so I do not see prices even having a chance to go down.

Do you have properties in that area? Seems like a dream long-term investment, buy the property 5 years ago and reap the benefits in 5 years. This is what I am hunting for now in my area.
