Wow, that is good cash flow, any way you could value add and take out your initial investment to give this an infinite ROI? Nonetheless a 58% ROI is not something many would ever complain about!

So based on the numbers would it reasonably cashflow as an MTR? I would look into average occupancy and how the market would be for the MTR. I would try to keep the property because you will be able to reap more benefits from the appreciation. Even if the cash flow is only 1,000 per month I think it would be worth keeping and letting someone else pay down the debt. However, selling it and repurposing the money would be a solid final exit strategy

Like most, I am seeking more creative financing deals and off-market deals. Additionally I am looking for deals that I can put some sweat equity into and add value, the easier the better. This has made finding deals much more difficult but I am still as active as ever just having to work harder to find a deal.

Hi, my recommendations would be if you are planning to live in the property and then rent it out when you buy another I would aim for the townhome in a prime location. This is number dependent but it most likely will appreciate faster and have more renters looking in the area. But if you just plan to sell in the future I would just look into average appreciation in the areas or which you could add the most value to while you own it. Additionally creative financing is always a good idea if it makes the deal better, there are tons of ways to find these deals and you never know how you will find them but a investor-friendly agent who is really active in the market would be a good start!
