I can only echo all the great things that have been said about eXp!

And to the point of companies losing money, I know this is a real estate forum but as someone who started with stocks before going into real estate, I am not sure I can agree with Bruce. EXP as a brokerage is held within eXp holdings which has a ton of different entities under that umbrella, that is what the agents get a share of from working with eXp. So it is more than just a brokerage. That increases its profitability and in my opinion its upside. You can do a quick search yourself on EXPI as a stock and see what the experts say and forecast for it, also you can see it is profitable unlike a lot of real estate companies recently. Also regarding Jim Cramer, anyone who is interested in stocks can take a look at the historical returns on the Inverse Jim Cramer Strategy...

Hey Max, great idea! I did a similar thing and bought my first property at 21 right as I graduated college. I would say get involved now and immerse yourself in the local groups and connect with as many people as you can to get your eyes on deals. In most groups, you will find a good majority of the people invest in other markets and that may help you get an idea of where to invest. I am happy to offer assistance in connecting you with an agent in any area you are interested in. I also would say a good rule of thumb for starting is investing in an area you know well. Also, I would not limit yourself to the type of property at the start, I think personally the best way to start is to just get a good deal. Good luck and let me know if I can help in any way.

Hey Kevin,

I know little about the California market but I have some amazing team members out there that could send you options and help you work through them to see what you can make work. Personally, I would lean toward Multi-Family if you can, If a good SFH comes on the market with an easy way to rent out part of it or rooms I would definitely evaluate that as well. Find a local investors meetup this will either directly put you in contact with some or some of the other investors at the meeting will most likely know some as well!

If the deal is good and the numbers are solid and there is room to factor in holding costs of a hard money loan, what would stop you from doing that? You gain experience and get the full profits.

Looks like a good deal to me. Are there any value adds for the property? What will the appreciation be like for the property? I like to factor these in to my deals in my head, a property with less cashflow now but really good appreciation is a better deal than low cash-flow and no appreciation.  Additionally with value adds it brings the possibility to get higher rent and increase cash flow.

 I think you could definitely do a construction loan on 1 or 2 of the properties, not sure if all lenders would but you could definitely find a few that will.
