Subject-to means subject to the existing loan. This means having the home owner sign the deed of the house over to you, with the promise that you will make their mortgage payment.  However, the lender is not made aware of this change.  This allows us to retain their low interest rate.  

I've heard horror stories about subject to.  For example, the original owner may come calling to wipe out their house debt when their debt:income sucks and threatening to make lender aware of changes to claim the due on sale clause.  Is there a safer way to buy and home and assume the original mortgage terms?

Which dialers are you guys using for your virtual assistants?  There are old posts about this.  However, this is rapidly changing technology.  What are you using in 2021?

I'm looking for a cabinet supplier in or near Gwinnett county.  Nothing custom, just standard white shaker cabinets. Who are you guys using?  While I'm at it, who are you using for granite?  Are you using prefab granite?

Interest rates are lower than they’ve been in 50 years. Buy property now. That’s what I did even though i have student loans. Now I’m way farther ahead than my friends.

Your student loan is institutional-grade low interest TAX DEDUCTIBLE debt. Ride that out as long as you possibly can. Your real estate investment will work much harder than that.

The one thing I would say is that your emergency fund may be a little soft. You want 6 months of funds set aside. Plus a cap ex fund for your upcoming property

If someone gets a buys a screwdriver and tries to use it as a hammer, you blame the person. Not the screwdriver.

BRRR is one of the best strategies for growing wealth IF done correctly. If done incorrectly, the leverage can work against you and be catastrophic.

Ty for the input, Bruce. Your response seems completely reasonable. I will err on the side of caution.

As a absentee owner I get “I want to buy your house” ads from companies I know are owned by agents but have no agency disclosure. I guess they are just doing it wrong.

So I’m about to get my real estate license in Georgia. I send direct mail with generic “I want to buy your house” type stuff. I’m not advertising to list properties. In fact, even if the customer wanted to list I would refer to another agent due to possibility of conflict of interest.

My question is: do I need to disclose my agency status or broker info on this type of yellow letter? This would not help the casual vibe of the letter.

I would certainly include my agency status on a purchase of sale agreement.
