Agreed. Fb is a waste of time. Poor quality tenant capture, same problem with yard signs. Zillow is the best and the only marketing I do at all to target great quality tenants.

I even take it further to use cozy.co as an application system as it takes a certain amount of sophistication and seriousness to do that. End result is (usually) a serious and good quality tenant with almost no effort on my part.

The CARES act ends on June 21, 2021. Federally backed loans (FHA, VA) will resume payments and I'm sure many borrowers will default. Are we on the precipice of serious opportunity? Short sales, foreclosures? What strategies should we have set in place?

I 100% percent agree with Randall.  Zillow is the best in my opinion, best quality tenants. Maybe it’s a sophistication test. Worst quality imo comes from yard signs, don’t even waste your time.

Another thing that is like a sophistication test is cozy.co. The prospective tenant that can apply through the service which weeds out the weaker tenants who aren’t willing to make an account. Also, I use the service to collect electronic rent payments. 

For me, self management is all about your ROI of time. So I consider the whole process like a filter to get a good tenant at the end. Pay the Zillow fee.

Also, I am of the philosophy that a good tenant is your best asset. Therefore, tenant screening will be one of the last things I delegate to somebody else
