The company allocates half of the 20% that everyone pays in their 80/20 split to go towards Rev Share & giving back to agents. The company is willing to take the minimal losses on the high producers for the sake of growth. Also, you still have to do something for that 16k ( i.e. Attend the events, teach a class, etc) While the ICON agent award was one of the top reasons I joined eXp, people have to realize they aren't just handing you back your 16k cap in cash the day you hit ICON.

Hey @Wesley Myers,

First off, Congrats on the first property! 

Second, Typically numbers that get thrown around for returns in PCB- Destin are 20% return. Airdna has great data, but can only be trusted with a grain of salt. Typically I am pulling airdna, any rental history I can find & Rental projection together to come up with my numbers. But for baseline analysis, airdna does the trick.

Hey Scott!

First off, congrats on getting started & no rush! I'm not sure what type of investments you're looking at in the PCB area but typically the short term market is cash flowing much more than LTR. Market inventory as a whole is minimal, but we are still finding deals everyday. Best of luck to you!

Personally, I wouldn't see it to be worth it. Since most of your rental income is made in the warm months, I don't see much of a benefit outweighing the cost for the minimal returns you'll see in the winter.

Typically a 3 bed isn't going to Cashflow well at 1m cost.  Airdna data can be accurate most of the time but I like to pull other data as well! Ideally 1m+ would need to be a 4bed. Inventory is low but check out PCB as well. I've been able to find great returns there recently too.

You would typically join under a sponsor which would be your 2nd person to "lean on" outside of your mentor. eXp makes it incentivizing to help these agents they bring on by giving them a certain percent of the transaction the agent is closing ( coming out of the 20% going to the broker, no loss to the agent) the more your sponsor helps you with business the more money you both make!

Hey Jason!

Pensacola has a great opportunity for both LTR & STR. With the colleges in the area, you could possibly find a multifamily unit that Cashflow decent, but also having something Relevant to Pcola Beach & Downtown would be huge for STR.

It varies on the beach, but typically both. You can park them in regular parking spots, sometimes 2 in 1 spot. While other access provide parking specifically for golf carts.
