@Alexander Araniba Congrats on your first home. Investing in real estate can be an amazing way to grow wealth and income. My firm is based in the Fort Worth area. Yes it is a great place to invest but you do need to be aware of the property taxes here. Each municipality has it's own tax rate. Many out of state investors focus on the areas with the lowest rate. That may not be the best route. Usually the more desirable neighborhoods and faster appreciating areas are where the taxes may be a little higher. Think...more tax money for better schools, roads, city services, etc.

FYI - I would stick to properties North of Loop 820 along either side of I-35W or HWY 287. This area is very desirable and has lots more growth coming.

PS...be sure to have a cash reserve for your properties. Nobody wants to think about the bad days (maintenance, bad tenants, vacancies, etc) but they do happen.

Focus on local community banks. Even then it will not be a HELOC like you may have on your personal home. At least that is what I have found in my market.

My best deals have all been found off market without an agent. Most agents don't understand real estate investment. I post-carded non-owner occupied properties for distress sellers and worked with wholesalers to get deals.

sounds like a business expense if you bought it to clean the property. maybe your cart got before the horse but if it is for business...

Cary Donham with Capital Concepts is the best I know in DFW.

If you are managing for a third party you need to have a license and sponsored by a broker. The most common contract is written by the Board of Realtors' attorneys. I recommend using it as it is the best I have seen.
