Need help vetting a property in Ohio. Learning due diligence

I would like some help vetting a property deal I have. I have never done it before and would like some advice on how to do it. I want the deal but i want to make sure I am not getting played.

The housing voucher program is federal (section 8)...it's basically the same everywhere with minor differences...the local metro housing authority (MHA) controls vouchers. This is typically a county or maybe the actual city. Have you been in communication with the local MHA? What is the status of the lease?...and the terms?

Are you looking to get a ROI calculation or just wondering what happens when you assume the tenant?

 I called them and they told me the house recently failed inspection and that they were withholding rent for the month of November due to repairs needed. The seller did not disclose any of this information. I backed out of the deal because I’m not experienced with “EDEN” housing assistance. Time to learn from my ignorance and try again.
