@Matthew Perry We just started sending out monthly newsletters 3 months ago and incorporate an interview format video in it.  I would like to expand that and create a podcast where my fiance (and business partner) and I interview other people in the field.  I am trying to think of ideas for the focus of the show.  I don't want it to be just another podcast which there are many out there now.  My goal is to have the idea and framework by January 1, then line up interviews with 20 guests and then launch the podcast by March or April 1.

Yes, there are many ways to build an REI business remotely and one of the many reasons to invest in Real Estate! As @Matthew McNeil said, you have to build a great team around you.  Real Estate is a team sport and if you want to succeed you need to spend the time to build relationships and a great team.  Once you have that team setup you can build your remote REI business.

@Dominique Coleman I agree with JD, target both.  Real estate is a numbers game and the more calls you make the better your results will be.  From there I always refer back to the 80/20 principle.  Track and measure everything, reassess and focus your efforts on the strategy that led to 80% of your success.

My goals are the following and I write them out 10 times every morning to keep it front of mind.  The other thing I do is tell people about them so that I am held accountable.

1. To purchase 3 existing businesses via creative financing and triple their bottoms lines.

2. To syndicate 3 deals totaling to over 400 units

3. To open up a Club Pilates franchise store in Huntington Beach, CA

4. To have a rapidly growing REI podcast hosted by my fiance and I.

5. To be happily married to my fiance.

@Derek Hookani I've watched the course and it's very elementary and basic.  You just have to do your due diligence and understand the laws where you plan on doing this.  I'm am in SoCal and the city of Anaheim just decided it's no longer allowed.  I have a colleague who had 13 homes in Anaheim that he was AirBnBing and now he is in a hole that will be tough to get out of.  Needs to make sense as another investment just in case.

@Miranda Simon learn from other people's mistakes and seek out a mentor.  You may not get paid as much on the first few deals but the experience you'll gain will be worth it in the long run.  This will also quickly expand your network and leap frog you in front of those trying to do everything themselves.  Real estate investing is a team sport.  Best of luck!
