@Paul Bommarito excellent post! Shiny object syndrome is the perfect way to describe it and I think a lot of investors suffer from that especially now with the plethora of information. I'll use myself as an example. I'm currently rehabbing my primary home to take out a HELOC and use that money to fund the down payments on a couple of out of state SFH BRRRR properties. During the day (Instead of rehabbing my home) I'd find myself constantly researching a new form of RE investing (mobile home parks/ OOS air bnb's...etc) I had to take a step back and look at the task at hand. I know what my REI strategy is and I have put so much time into learning it, that I was wasting time searching those other ways to invest. I'm sure those investments are great, and we hear about the big guys killing it with mobile home parks all the time...but I have a job to do in order to reach my end goal...and that's rehab my home. So lately when I feel like I'm getting side tracked, I've had to remind myself of M.I.N.S. What's my Most Important Next Step? My most important next step is to finish this rehab on my home so I can buy properties. That's it. I still listen to podcasts to and from work and block out a specific time each day to browse the BP forums. I wish you all the best!

Hey guys! I have been researching the Detroit area for BRRRR properties. I listened to the BP Podcast with Ashley Hamilton and was definitely intrigued. She seems like a great person who really has everything under control there as far as managing rental properties from acquisition to rehabs to management, etc. That being said, has anyone worked with her? How was the process from acquiring deals, property management, rehab, vacancies, evictions, etc..? Did everything go as planned or were there any hiccups in the process? Thank you in advance for any and all responses!

Quick question, can I borrow $20k from my mother and have her gift it to me? I would then use that $20k as a down payment for a property utilizing a HML. Basically is there a seasoning period for that money with a HML, to be in your account like a bank or no? Thank you!
