Joshua Dorkin do you guys have analytics on Bigger Pockets members keyword searches? Id be willing to bet that "military" is an extremely frequent one.

Also there are waivers that you can submit for certain situations with a VA Loan. I just submitted a waiver for a property I closed on using the VA loan. That is something you would talk to your loan processor about.

If you bought a duplex and the numbers worked to where you would be making money with only one side rented out...and the other side "vacant" because that is your "primary residence" even though you do not live there at the moment. This way you are not committing mortgage fraud... and when you get back stateside you will have two units to rent out with excellent cash flow! That's one way. Just gotta find a great deal.

Hey Lisa Renee ...I'm not sure what's stopping you from house hacking with a VA loan? It is very common and frequently used. I do know of some people that have had difficulties using a VA loan on Tri/Quadplexes but never an issue with a duplex as long as it fits the criteria of the VA (handrails for steps, no cracked windows, no basement flooding..just to name a few...)

Yes I would certainly factor in vacancies especially if you are calculating conservatively. Also side note, do not be fooled by looking at the calendar dates for Air BnB properties, just because it shows certain dates as "booked" or "unavailable" doesn't actually mean it is being rented out at that time. The owner could just block out certain dates for whatever reason he chooses. Another side note...www.airdna.co will generate a report for a specific area to tell you whether or not it is a good Air BnB investment based off of the analytics of all of the other Air BnBs in the area. It is a little costly but the report is awesome! Hope this helps!

Hey guys. I was curious to see what the other Rhode Islanders thought about the Real Estate market in Westerly and Misquamicut , Rhode Island. Any noticeable trends? Hello everyone - I'm currently seeking a knowledgable experienced Real Estate Agent in the Westerly, RI 02891 area. I am active duty military looking to purchase my first home using the VA loan. Ive lived (rented) in Westerly/Misquamicut for the past 5 years. I would really like to connect with an agent that has experience in dealing with investors as well, which is something I'm currently pursuing.
