I have loaned on Prosper and I tried to get a loan there. They declined me because of my credit score, I'm not sure why, it is over 700 and I know I have loaned to people with lower scores. I saw an email from them a couple weeks ago that they were changing the funding process, I would recommend trying the initial qualification, without paying any fees to see if they will even let you try to get a loan. I think they have set interest rates now so it may be easier to predict what you would be paying. I think it seems like a great way to raise funds, but I wasn't able to use it.

I only know for 3. my contractor did the lights at my property for $25 each.

Has anyone used suredeposit.com? Any reviews?

My initial thoughts are that it is nice because tenants can move in with less money out of pocket, but I still have the same amount available in case of damages. However, I would also be concerned about the way the tenant would care for the property if they had paid a non-refundable fee instead of a refundable security deposit.

If Google voice is not an option, there are several paid services that will provide this, you may have to pay a small fee, but probably only a few dollars a month. Or maybe magic jack would work for you, I tried it once and couldn't get it to work, but it seems like something that may work for you.

You can possibly install submeters, the cost will depend on how the pipes, wiring, etc are in the building. Or you can look into RUBS where the utilities are billed based on an equation that figures how much should be allocated to each tenant. I have not had to do either yet, but I have looked at the information a little since I am interested in multi-families and don't want to have to pass one up because of the utilities.

I would make sure to add a clause in the lease that requires her to have liability insurance for her business. And see if you can upgrade your own insurance on that property.

I got to take a look at what was done today. They had to remove a concrete pathway from the street to the house in order to install the lines, not to bad, but another $500 or so to repair that. I would be happy to give you a reference, but I don't think I am supposed to post it in the forum, I'll send you a PM.
