I would rent to them, If the charge is from several years ago and he doesn't have any problems now. Make sure you have a drug-free addendum in your lease so if he starts using again you can evict him for it. I would say it is a good sign that he told you about it ahead of time.

Ok, wait, was this an "open house" or just multiple appointments? With an open house, you advertise in the newspaper and online and simply wait for the masses to show up and meet them inside with pens and applications ready if they're interested.

If the only people who know about your "open house" are those by appointment, then you're simply showing the property on demand and defeating the purpose of the open house.

I scheduled several appointments for one day and then put an ad online for an open house as well. I did not have anyone show up for the open house and also no one came for their appointments.

Does anyone do move in specials for their rental units? I have been considering doing something like $100 off the first month's rent or maybe a lower rent for the first 3 months of a 12 month lease. Have you had success with a move in special and what have you tried? Thanks for the help.

I think it really depends on more factors, the site just accounts for number of bedrooms and location is only judged on distance to the rental address you enter. In many cities I think the rents vary from block to block so the estimate may not be right for you. I would estimate that the rent you are paying is slightly more than the market rents are around the college and 20th area. Is that where you are? I looked a little online to see if I could find rents in that specific area, I found some rents for 5 beds there at 1.2k and 1 beds at 700, depending on the amenities and what utilities are included you may not be overpaying by much. Try looking for for rent signs by you and calling to find the rents.

I had my rental open house today, I had set up two appointments to show the units, and had 4 other people who were going to call today to let me know when they would be able to come. One of the people who was going to call called and told me they would be coming to the open house. No one showed up at any of their scheduled times. I tried calling them back, but only got answering machines. Has anyone else had anything like this happen? Does this mean I should change how I am doing something? Lower rent, advertise differently, schedule differently?

I have invested on Prosper, I bought 38 notes a little over a year ago. 3 have been paid off. 8 have not paid in several months, 2 are a little over due right now and 25 are paying as they are supposed to. Even with the notes that have been charged off, I have been happy with the returns, I bought only the highest return notes so I knew there was a lot of risk going in. I have not yet seen any of the charged off notes be sold, it looks like the site has not done that since 2007. I have not continued to buy notes because I moved to Indiana and they do not allow Indiana residents to buy notes on the site.

That's what I thought but I figured they were the experts. It was not a combo detector. I think I will see how it's doing tomorrow.

I was just installing CO detectors in my property today and when I put the batteries in the first one it started going off. I figured it was just cause it was new so I took it outside and put the batteries back in, no more beeping. But as soon as I went back inside it started beeping again. Back outside and its quiet, went in the other unit, no beeping, hoping the previous alarms were just a coincidence, I took it back into the first unit, and of course there was beeping after a few seconds. I called the gas company and they told me I was required to call the fire department. The fire fighters get there and tell me everything is fine, they think that dust in the unit may have made it go off, is that something anyone else has had a problem with? I am about to rent these units and I don't want to have the CO alarms go off from a little bit of dust. I bought one of the cheaper models at Lowes for about $18.

I was watching Storage Wars on A&E earlier and it looked like there are some large storage facilities that use shipping containers. I think it will work well once you find the land.
