   Congrats you took action and few do. Your learning and getting better at it. Keep at it and keep taking notes good and bad. Remember the very best failed in the beginning to and look where they are today ( Brandon, David, and on and on).

   Very good read, this will make all of us sit back and think for a while. You know when I was young I couldn't determine what I wanted to do in life. I always had a change of heart and even changed my major in college and still never knew. It wasn't until realestate caught my eye when I was younger and I attended a guru so called workshop for free. They sure knew how to really drain your account and take you nowhere. There philosophy back then was to keep you needing them. Today, thanks to biggerpockets I was able to make my own choice without the background noise and all for FREE. I know exactly what to do and I decided doing the 2 most important things 1) educate and 2) network are the key for me. Learning to recognize a good deal and go get it as opposed to analysis paralysis (something I know to much about).

Thank You, I like your opinion also. I've always been hands on. I'm going to BRRRR smart long distance when the market allows. Although I know its not about the market, but, my marketing. Anyway thank you your advice registered with me.

Enjoyed your opinion as my wife and I each have large trust funds. I think you work with the same firm David Green works at. Excellent company and thanks for your opinion as they make the most since. I find that the market is tough right now but I'm in no rush.

Ken if you have a realtor I would ask his recommendation for an inspector. Remember these are floor up rehabs and need a great inspection. If the roof is bad and you purchase figuring 20k then you find out thru your contractor (after its yours) that it leaked down all the side walls and its now a rebuild from ground up its now a huge game changer. So I'll spend a few hundred to save thousands. Inspect in and out.

Make sure you have it appraised by all means. That property sounds to good for words. It could be on the wrong side of the street, wrong school district, etc. If something appears that good you must appraise and if that's a good appraisal scoop it up you just hit a home run 440', WOW

Get on it now cause that won't last!

Thank You Will, Really if you get the right numbers a private loan is where you want to be. Also if you BRRRR a SFR and you say find a 2/1 thats at least 1100 sf turn it into a 3/2 and add 25k to your ARV and now you get your investment back plus an extra. 4 or 5 investments like that and now you have cash to purchase and no more loans.
