@Katie Miller, I retired prior to this pandemic. I just turned 73 and retired at 70. I'm receiving a decent guaranteed income locked in for the rest of my life. Also, 2 trust funds and now I live to BRRRR and go home to Maine after 53 years w/no family. Long story! Respectfully, Ken Bailey! P.S I'm very old school compared to young America especially with all the modern tools on a computer, but I try and I'm determined(cut/paste, software, etc.) to learn all I'm able.

@Dan Weber, 1st I'm from Maine and my family lives there. I'm moving back to invest and be closer to family. Still looking for my location and have a broker in Portland who is awesome and BP. My fears are definitely heat sources. Heat pumps are very energy efficient and if you are replacing I'd definitely myself split the system. If I were just fixing what I currently had I probably wouldn't split. I also agree with Daniel regarding Efficiency Maine as they have excellent commercial (2 + units) rebates and plans. I'm definitely no expert just super interested in this immediate subject. Also, congrats on your investment. Will be following this subject closely so thanks for opening it. @Jack Deer, I agree with both Cody and Russell if undisturbed no problem. Had that license for years and I feared gray wrap, only. Also, I wouldn't ever remove as I would cover over it with new siding worst case (seals it up) . Also moving to Maine in near future as its where my family all live. @Ruth P. Hi Ruth, Like you I'm from ca. and definitely going to purchase in Maine. My sister is there. I have a great Broker from Maine and he set me up w/filters to find a residence. Then he'll refilter for my vehicle/strategy after I move there. A good possibility could be to house hack (2 thru 4 units using V.A.) and end up living free while you organize. Plus, put zero money down using your V.A. as I've done. My broker is BP and very smart and very detailed and I'm quite sure he knows the best lenders. As far as V.A. loans go I got the seller to pay all fees (closing costs). My broker set me up w/filters from Kittery to Belfast. I use C.A.F.R.'s initially but do to the virus that's definitely not applicable at this time. Also, my V.A. loan is at 2.9% currently. Very true that V.A. loans are theoretically for move in ready homes. Haven't heard of a fixer loan via V.A. but I could be very wrong. Anyway, I use mine for residence only. I hope I'm helping you somewhat. We're both doing the same thing and I feel good about it. Respectfully, Ken Bailey
