@Gulliver R. I have all of them in one LLC. To make them separate would be a living nightmare to track.

@Andrew Pearson Good to know and thanks for sharing. Even though I dont have any properties there, this could be a deciding factor not to invest if I needed a property management company for my units in the area.

Somehow I would take her to court and at least ding her credit. She needs to be taught a lesson. That way, going forward, that will be with her for a while.

@Eric Oszczypala Check out the vinyl planks instead of sheet vinyl or tile. It seems to be a popular choice plus its a little more hardy but cheaper than tile.

Another area you might look into is Fort Wayne, IN. They have an airport there lol

I'm a graphic designer by trade so its Mac all the way. Both computers can do about the same thing. Its whatever OS you are comfortable with.

I have a desktop and a couple of iPads, iPhone of course too.

I have properties in NE Indiana in Kendallville. Its a small town of 10k but they have a number of large companies and finding renters doesn't seem to be a problem. I had a life event there with my father passing this year but everything has worked out. I live in Phoenix, AZ currently.

I don't know much about Anderson but at one of my real estate investors meet ups I met someone there who is buy props in Anderson and is doing well.

@Therese V. A lot of questions here. I'm cutting to the chase here. You need to familiarize yourself with your state's tenant / landlord laws. They vary from state to state. This would give you the knowledge and confidence in case you would ever have to go to court.

A lot of these questions depend on whats in your lease and your state laws. An eviction lawyer could help you with some types of general questions and help with a solid lease.

Another option is purchase a property that you can house hack. A duplex that you and your dad could flip, then you could live in one of the units. Some sweat equity goes a long wayl. Live in it for two years, then repeat or reinvest.

I realize this doesn't fix your no cash solution, but it would be a goal that you could work towards. It seems a lot of investors started out this way.
