Its in our lease that no dishes are allowed on roofs. The need to be mounted on the ground on poles.

@Dave Foster Thank you for the clarification. At this point I'm not going to sell anything. I have done quite of work on the units since I acquired them but they are all cash flowing now. I live in Phoenix and the pricing for purchasing rentals is out of my reach at this time, so I will continue to improve my properties and build up reserves. I will be retiring in a couple of years, so its all about the cash flow.

I live in Phoenix and even though it might be "hot", I think housing is still high to get any cash flow for SFH and MFH units. I vest in the midwest whereas the cash flow is much better in my situation.

Now if I had invested after 2008 that would be different ;)

I have 14 units in a town of 10,000 and they are doing well. I have 3 duplexes, 2 triplexes and two SFHs. The plus is there are a number of different employers in the vicinity, so job creation is a factor so the vacancy rate is good. The negative is its getting harder to find multi-family units.

@Bob Okenwa I currently have an LLC and all of my properties are in my LLC. Are you saying if I want to buy a property and add it to me LLC that I HAVE to go through Fannie Mae for a loan? Or can I attain a loan from any bank and add that property to my LLC?

I lived in Lawrence for 20 years but have been away for 20. I have also spent some time in Topeka. For your first rental is is possible to find something close to home? Its much easier to manage, especially your first property. Is there a reason you want to invest in Wichita?

Hello Mark

 We are old school and use excel which works great. We have about 4 different spreadsheets which tracks income, expensed items, cap expenses and contact info. There are a number of ways to set it up. I realize there are a number of more techy programs such as @Brian C. said but we like Excel
