I really don't think there is a crystal ball out there to predict a downturn. It seems the best way to prepare is not to be over leveraged when it happens, and have some cash reserves in place. That way if there is a downturn, it might be a good time to buy and get the good deals like in 2008 if you are in a position to acquire more properties or just hold steady.

I would say don't add a washer or dryer unless the market calls for it as @Marcus Auerbach has stated. Its another appliance that the landlord needs to be responsible for and fix. If you have a washer & dryer hook-up, in the ad just say that.

In the lease you might state that they are responsible for the maintenance of any appliances other than the ones you provide (fridge / stove). 

Once the tenant has placed their own washer & dryer in the unit, you might do an inspection of the hook-up to make sure the tenant hasn't cobbled it together which would cause a leak or flood. If the inspection does not pass, you need to hire someone to make sure this is done correctly. The tenant can pay for this. Again, this is stated in your lease that the tenant is responsible for all liabilities should a leak or flood occur from a washer

I use Dropbox for my contractors. They send me before and after photos of everything they work on as well as my PM. Not sure if I would use it for important documents though.

@Karyn C. Sorry to hear about your water softener problems. Unfortunately, as a property owner, no matter how good or bad the PM is, you have to manage the property manager to some degree. Some more than others. I have a PM and we have our own set of books that we confirm the monthly statements to. Its a little more work, but worth it.

I realize this doesn't fix your water softener problem. It should of been the PM's responsibility to let you know, but that is the least of your problems without a PM. I would get the water softener fixed on your dime and find a new PM.

No one cares more about your property than "you" the owner. Good luck finding another PM.

As a property owner, I would agree with @David Dachtera File your own police report.
