@Marco Petit I definitely recommend you keep in contact and setup a regular reminder to reach out to the seller.  I've dealt with probate sellers that I have had to keep in contact with for 18 months after our initial conversation that turned into a deal and I have also sent direct mail for over a year before a seller finally contacted me.  In both situations, the deals were very lucrative.  Follow up is key!

@Michael C.  What part of Atlanta?  How did you determine in the $950/month?  How did you determine the $3k in rehab?  It looks like you are out of state.  Do you already have a management company in place?  What do you think the property is worth?  The numbers looks good on paper but you need to be confident in the assumptions are marking especially if you are out of town.

George, Why did you have to purchase the leads? What kind of data is available? In the counties I work in in GA, the leads are free. You just have to go down to the courthouse and spend time copying the data for your own use. The info I'm looking for and am able to get 1) deceased name 2) last address of deceased 3) Executor or admin name and address That is all I need to be able to start sending them direct marketing. If it gets returned, then I might skip Trace them. --Kyle

@Seyed Javaheri  Having the data for the decision makes for the estate, is one of the most important pieces of information in dealing with properties in probate.  I wouldn't pay for a probate list that didn't have it.  I actually prefer to get the data myself directly from the county courthouse.  No better way to make sure you are getting good, accurate data.

@William Kwong my comments about HML was specifically thinking about going to the courthouse steps to by foreclosed properties. If your strategy is to buy REO properties that are on MLS, then I think you could use HML. At the steps, you will need cashier checks or cash for the purchase.

Matt Schambeau good to see a fellow Roswell investor. I definitely recommend using the BP feature to find other Investor's close to you and do some networking. That is how I got started and it really jump started my investing career. Good luck!

@Antione D.  You won't be able to use hard money to buy foreclosures.  If you buy at the steps, which I don't recommend for beginner investors, you will need cashiers checks to pay for the purchase after winning the auction.

I would recommend you look at different types of motivated sellers and creating a direct marketing campaign to find your first deal.  It's more work but that is where the money is.  The harder it is, the less competition you will have.  Especially in Atlanta where the MLS inventory is low and the competition is high.  In parallel, I would reach out to some hard money lenders and go through their qualification process so that you understand their terms and also have a lender lined up if you get a property under contract.  My real estate investing education has always been a "just in time" strategy.  In the beginning, just learn enough to take the next step and potentially know what to do for the step after that.  Don't get into analysis paralysis and keep yourself from taking action.

Probate niche can be very lucrative if you are persistent and can build systems around getting the data and sending out the direct mail. I cut my teeth on probate and still exclusively focus on these sellers in my market of Atlanta. I constantly get people asking me how I do it but never see them follow through. Work hard and power through!

It really will just depends on the probate situation. I have had some estates that are able to sell right away and others that have taken 16 months. I my experience, the estates with wills are normally the quickest. I do send DM to the estate as soon as I have enough info to mail to them. The key is in the follow up after that first letter.
