@David Robertson Thanks for the update. What are some of the paid solutions you are looking at?  When I was trying to find out more information about the new bridge data API, I also ran across a few but they seemed expensive for my purposes.  I don't mind paying for it but I need something affordable.

BTW, I love HouseFlippingSpreadsheets!  Been using it since you first released it and have been introducing it to a lot of other investors I work with.

@David Robertson and luck with this?  Clock is ticking with just a few weeks left.  I use it for my own automation so it's not exactly the same use case but I haven't heard back on whether they will "accept" me to use the new API yet.

@Glenay Coleman, check out all of the biggerpocket podcasts featuring Sharon Vornholt.  I listened to those, and was able to put together a probate strategy that I have followed and modified over the last 4 years.  It is still the main method I use to find deals.  It was a huge help for me.

I built my own system over the years to get the probate data myself. I feel getting it yourself, rather then paying for a list, provides better opportunities to get leads that others might not. I’m been successful focusing solely on Probate to find flips, rentals, and wholesale deals.

The highest and best use of the property is to either 1) add 700 sf or 2) new construction.  I estimate the profit to be at least $92k if you decide to add 700 sf.  I think this can easily be accomplished if you add a two car garage and put a master suite above it.  Details are in the PDF here

Comps easily support $280 per sf so if you add 700 sf, you should be able to approach $500k. Nothing in Kirkwood is being sold for less then $180k.  Grab this deal before it's gone. Call me to schedule a showing.  Kyle - 404-480-0577

A LOT of VERY GOOD advice on here from @Ryan Dossey and @Ross Denman.  I couldn't agree with them more.  Buying a list works for those that have a ton of money they can spend on marketing and are able to get deals just on the amount of mail they send.  If you are on a limited budget or want to be more focused, then develop your niche and build the list yourself.  That is how I have built my business and allowed me to quit my corporate job after two years and do real estate full time.  I also  believe that you can develop a niche inside of niche!  I know, its hard to follow but each motivated seller category, has another degree of motivated seller inside of the niche.  Instead of focusing on pure volume of direct mail, you can be very successful by focusing on the best return of each motivated seller you are able to turn into a deal.

HINT:  Find the market that is not being addressed within a niche, and focus on turning over those rocks to find the gems!

I would think that it means the property has already gone through probate and now the "Estate" owns the property.  I would try to locate the Executor of the estate by researching the probate records for the county and see if they are interested in selling the property.  When I come across these properties, it usually means the estate has decided to rent the property and continue to let the property appreciate.
