OK, so I'm new to the whole getting the buyers list going buy it is going which is the good news. I was just wondering if anyone had any thoughts on this:
I haven't created a business yet (name/company/anything) and I'm not quite sure what to say when people ask me who I'm with. Should I say I'm an individual real estate professional looking to work with like-minded individuals? Or should I just come up with a name?
The background is that I'm calling for rent ads in the paper and asking the owners of those ads if I can add them to my buyers list. Thank you in advance for any and all information. It's greatly appreciated.

What about getting a list from the city of homes with code violations or city violations. Things like 5 cars in the front yard, grass that's 2 feet high, or no front door on the house. OK, I wouldn't look at the last one either but you get the idea. I just wouldn't know where to find that info. I'm not very city offices friendly. Hope this helps and good luck!!!

I agree with most of the posts above: Finding your fears, breaking them down, and facing them. Keep the big, fancy things you want to buy in front of you all the time to remind you what you're working for. Keep reminders of what's keeping you going when the times get tough. For me though, I get mad at what's standing in my way.
Whenever I get upset (normally it's about finances in my household), I make myself breakdown what I'm really upset about and then get mad at whatever made me feel defeated. I don't know about you but responsibilities and obligations, whether financial or not, can make you feel very small at times. I use that anger to motivate myself to push through any fear or doubt. I tell myself that I won't let that thing, whatever it is, beat me or make me feel like I can't succeed. Maybe you need to work in a full time job for a while to realize what your real desire is. Who knows?
It might be WAY off key for some but it's what keeps me going. Hope this helps John. Keep going and don't let anything get in the way of what you want to acheive.

I'm so sorry if this is a no brainer....I'm trying to figure out how to recall the topics I'm monitoring. I know at the top of any forum topic, there's a box to click if you want to monitor that particular topic. I can't figureout how to recall those topics I've clicked on. First, I just want to thank EVERYONE for all of the informative info!!! I don't have access to the mls to findout who have been the cash buyers for the last 3-6 months so, I decided to just search for owners who are LLCs in certain areas on my local assessor's site. Now that I have a list of LLCs that own more than 1 property (most likely investors), I need to know how to get the information to contact them. I have their mailing address but no other info. I was trying to find a way to get their phone number because I have no money to spend on mailers. My husband and I sat down the other night, did a budget, and we literally have no money. Seriously:) Also, I'm finding a lot of properties owned by Trusts. Should I treat these the same as the LLCs or what?

You can also create a free website at www.weebly.com. Since it's free, it might not give you all the options you want but until you get the funds in order, it might be worth taking a look at. Hope this helps. Also, if the website isn't weebly.com, it's a variation of it.

Great info. Who can I call to findout all of the above info: occupancy rates, rents, employment rates, moving in/out rates, ect... Of course property management places but what about State pages, like Department of...................(fill in the blank)?
