Post: Propane and natual gas

I'm getting into mobile home parks. I was just curious if I have something right or not:

Propane and natural gas are used in parks to provide heat. Is the alternative to these gases to use electricity to provide heat?

LIke I said, I'm getting into MHPs and just wanted to clarify. Thanks for any help!

Post: Different wording for "assignment fee"

I haven't closed my first deal yet but I'm getting close. I've called a title company that I was told works with investors and learned that banks aren't letting people "assign" contracts in Arkansas. I would have to hold the property for atleast 6 months before I could do anything with it.

Yes, I know ideally buyers should be cash buyers but I have a retail end buyer. Any suggestions on any other possibly "wordings" for assignment fee that won't send up any red flags to anyone like lawyers/mortgage guys/anyone with authority that could throw a red flag?

Any help is greatly appreciated. Thanks in advance!!

Thanks all! I already belong to my local REI group. Unfortunately my significant other doesn't pay too much attention to the real estate. That's my baby. He totally supports me but just stays kinda ignorant.

I thought that by posting a topic, I might get someone interested. Don't get me wrong, I love all the advice. I'll just keepmy fingers crossed. I'll post something on the arkansas investors group. There are a lot of people from the rei group on there I think. Thanks again!

Thanks for responding Charles. What I'm looking for in an accountability partner is basicaally someone who wants to succeed in their business as well, someone who is ready to start taking action instead of just doing busy-work.

I think in 2010, I did just that: a lot of busy work. I think that an accountability partner will be someone who I can possibly bounce ideas off of, and someone who will be there to hold me accountable. Real estate is a self-starter business and, for the past year, I've been raising my daughter and trying to do real estate simultaneously. I have yet to be productive at anything and I feel an accountability partner will add to the metaphorical fire under my booty.

Hello all! I hope everyone had a fantastic Christmas as well as New Year.

So it's a brand new year and I know I'm going to be successful. I have my plan in place, and the crucial steps that need to be taken. I have no doubt about my ability but I have to tell ya, I would love to have an accountability partner. Someone to keep me on track, tell me that they think I'm making a mistake, ect., ect.

It doesn't have to be an experienced investor (although that might help), but someone who wants to be successful as well. I'm always listening. Please drop me a line. Thanks!!

I'm on my assessor's website looking up the names of those people who bought homes with cash. I want just the homes where the property address is different from the owners right? Or should I take down everyones names and addresses since they bought with cash? OR, since they bought with cash but their name is associated with the property, do a search on their name in that city to see if they own anymore houses? So many options I swear! Thanks for the help!!!

God I feel stupid asking this question because I know somewhere deep my brain is the answer. I just can't find it right now.

What's the alternative to being a trustee state? That's if your state uses a deed instead of a mortgage right?

Jeremy, if you were one of those that were burned by a wholesaler in the past, I'm sorry. I think that there will be those that agree with you and those that don't. While it seems that the majority of the responses you've gotten are from those that don't agree with you, you have to remember that the majority of the people on this site aren't the ones that are going to burn you, that are honest and want to be part of a wonderful community like BP.

I wish you nothing but success in the future and hope you can work with some legitimate wholesalers in the future.

OK, so when I call the ads that are listing homes for sale, it normally says downing the bottom that "this person can not be contacted for other soliciting purposes" or something along those lines. Isn't that what I'm doing when I call them asking if they want to buy other cheap properties?

I totally agree this is a GREAT way to find buyers. I Just want to keep everything within the legal lines. Thanks for all the wonderful advice everybody.
