I'm reading up on how to start doing Probate deals and I'm super stoked b/c there's a lot of good information on this site so thanks for that everyone. I did have one question though. I see a lot of the time that I should tell the executor that I can make a cash offer and close in a couple of days, getting them excited about getting rid of the property.

Well there's a reason I'm wholesaling: I have no money of my own. Any yes, I have a somewhat small buyers list but I'm not sure how many of them are "cash buyers". Should I start asking thise individuals who want to be on my buyers list how they purchase their proerties and do they have access to funds? Also, Let's say I find a property that I THINK a few of my buyers might be interested in. Should I settle on a price with the executor and THEN market to my buyers or should I settle on a price and then market to the vast number of networking site that are out there. Unfortuanately, I'm one of those people who want to know EVERYTHING up front. Pretty impossible, I know, but I want to try and arm myself with as much knowledge before hand.

So instead of a "commission" I should take a "fee", whatever I decide that should be?

I have a seller who has already listed his property with an agent and a potential buyer. I know that when the deal happens, if I do an assignment, everyone might see what everyone else is making and a double close will kinda "hide" what everyone is making.

Since this is the first time I've dealt with a listed property, do you think it's better to split the commission with the realtor and make 3% since they're representing the seller and me the buyer? OR... is it better to decide what I want to make and do a double close. I don't want to be greedy. Should I base my decision on how hard I work crossing all the the T's and dotting all the I's? Any and all opinions are welcome!!!

I'm just really glad that there exists on this site something about NR and how it's kind of crap. I signed up when my husband and I were in Hawaii (military couple) with great promises of things to come. Then the woman who got me to sign up (mentor) went home to Florida, I never saw her again, and didn't really heard from her so my support line was nill and my husband and I were clueless in Hawaii.

Sorry, I just had to vent. It's a great system if you're in a city where there are continual meetings and support systems available, as well as someone to help you out and give you advice when you need it. If not, you sure as hell better be one of those people who have all the resources to try and try again( mistakes made)and not get into any trouble.

Hello All!! So I know this information is on this site a lot but I figured I would mention it again in case some haven't seen it yet. When you're calling people as ask if they would want to be on your buyer list, ALSO tell them that you sell properties as well.

I'm wholesaling and my strategy so far (I'm a nube but getting close to closing my firsat deal every day:) ) is calling for rent ads I see in the paper. It wasn't until the last few calls that I started mentioning that I facilitate the buying as well as the selling of porperties. I now have 3 sellers on my list, 2 of which are seriously motivated. I never would have learned that they needed to sell their properties unless I told them that I could help with that process.

I hope this helps anyone who sees it and for all of you who already knew this information, good for you and keep kickin' some investing butt ;)

Thanks Elisha. I knew about the google voice but hadn't checked it out yet so thankyou for the info. Setting up the business name and posible a web page in on my TODO for this week. Thanks for all the input!!!

I couldn't agree with you more. I'm just a little concerned that some people won't want to deal with me unless I'm with a company......But come to think of it, I'm presenting myself in a professional manner, and if they don't want to work with me because I'm not with a major company, Screw em'. On to the next potential buyer. Thanks for the advice:)
