Market Analysis

I know that when I buy a rental property that I need to do a market analysis but I don't really know what that includes besides comparable rents. Can anyone tell me what else may be included and where do I find this information? Is all of this public information or do I need to find where the comparable properties are and ask what they rent for?

rental rates: Craigslist, local rental paper, local paper
Comps: Zillow (not a zestimate, the sold price), my local paper also publishes this online
Everything else: Hit the street, talk to people, find out where the buzz is, check where the Yelp.com reviews are centered (that is where the young upward people are trending)
There is soooo much information on-line
