I think you are going far above and beyond the call of duty picking up rent from your tenant. As a renter myself, I never expect my landlord to 1) come collect my rent in person or 2) accept me not paying my rent on time. My best landlord relationships are with landlords who lay out very clear expectations on rent payment and give me a few different options for handling payment. 

For example, my current landlord provides a 5 day grace period before late fees incurred, but after that, I have a clear amount of extra fees I owe for every day late. My landlord is fair but also sticks to her word, which makes me feel more comfortable renting from her. Also, using an online rent payment system is super helpful, so the responsibility is solely on the tenant and you get the money in your account on time. No excuses then for "the check got lost in the mail."

@Derrick W. That's super useful information! I did not know that. I feel like where it is located, most of the winter it won't be accessible. We talked about renting it out when we aren't using it as a weekend vacation rental. Just curious about the laws regarding leased land due to the National Forest! Wondering how much of a hassle that becomes.

I have only been to nine of those places!!! That map has given me, even more, travel goals. The world is so beautiful, it's hard to choose where to go next. Thanks for sharing this list!

@Account Closed Good question! Essentially, the goal was to ensure that the software was completely free for landlords, not just for some features, but every feature. Who should pay the processing fee is something that was discussed at length, as it could fall on either party. The conclusion of the team here was to continue our focus on providing a 100% free service for landlords. 

As a tenant myself, I'm more than happy to pay a small fee for the convenience of paying my landlord on time. I get to hop online, pay my rent, and go about my day. Let me know if you have any other questions! :) I'm happy to answer them.

Unfortunately, as of now, Facebook does not allow businesses to remove negative posts. I have spent a good number of years in social media management, though, and I would say don't let negative reviews hold you back from creating a business page. 

Unless you believe you will be pissing people off left and right (doesn't sound like your case), the once-in-a-while negative review can be handled. Always respond to negative reviews professionally and do your part in managing your reputation.

Most Facebook users are savvy enough these days to weed out the ridiculously negative reviews. When it comes to social media, it is better to take the upper hand and manage your reputation proactively than to miss out on a great review for fear of some bad eggs out there.

I'm not sure about places for a tenant to leave a review unless you have a Google business page or such, but I would say that asking her if she'd be a tenant reference isn't a bad idea. If she has enjoyed living in your rental that much maybe she'd be willing to vouch for you to future tenants? 

Speaking from a tenant perspective, if a landlord gave me a tenant reference it would definitely help them stand out to me. Could help you attract higher quality tenants down the road.

Otherwise, you could set up a Facebook business page for your rental property and ask her to leave a review there. Congrats on being such a good landlord!

Hey there! 

My boyfriend and I are thinking of purchasing a cabin in the Cowles, NM, area. There are some really good deals on cabins, and we are looking at it as a place we could get away on the weekends. My question is that the cabins we are looking at are on leased land in Santa Fe National Forest. Does anyone in the area know how the leased land works? Is this just a fee you continually pay for the land? Is there any danger of losing the lease one day?
