Tenant doesn't have a phone Wont pay rent
Help!! My tenant doesn't have a cell phone and every time I go there for rent she is never there. I don't want to evict them because it will be an expensive process nor do I know the correct thing to do. Whenever I do see her however she gives me a couple hundred dollars at a time. Not too sure what to do, any thoughts?

In only four lines you have given a description of the worst possible landlord management traits. A true description for failure.
You have a terrible tenant that.....you do not want to get rid of
......you choose to be at her beck and call to collect money she owes you
.......you accept her monetary handouts like her servant.
......you have no idea what you are doing wrong and no idea what you should be doing
I would normally tell someone in your position to sell before you go bankrupt. In your case I would suggest putting yourself to the ultimate landlord test. Get rid of this tenant immediately, or as soon as you legally can..hopefully you fell into having her on a M2M lease. If you can do nothing beyond concentrating on terminating her I would suggest you might try staying in the business. If you would prefer to try some other option first I believe you will end up in bankruptcy at some point.
