Welcome to BP Kevin, you've gotten a lot of great advice here already with these posts. Podcasts, beginners guide, and keywords are beautiful things. I like the territory you covered in your intro: Boston, NY, and then up "north". My 2 cents...never to early to follow too many properties. Great way to watch the markets and check your analysis, just don't get stuck at that point.

Take a look at Wareham's online assessor's database. I'd also see if you could check Mike LaCava for some input on this one. Hard to tell from the pics but I'm guessing you have more than a paint/carpet rehab there. See what they have for info on the septic too.

Hi Sean,

I'm hardly a turn key type but there are days I have thought about it! Currently I 'm breathing some new life into a property 'after hours' and weekends. I like it, but it wears on ya. Does your new job offer the possibility of something along the lines of what Ann mentioned? Just to get the start and then see if turn key is still for you or if the experience changes your course? I never thought I'd do rehab/resells, but after this experience I am already looking at some properties as candidates. I'll still be more buy and hold oriented, but having other options to get me to full time REI could be enticing. (Especially when the 9 to 5 starts to push you near the edge!) I could then mix what I do full time now with REI to get closer to my goals. Seems like you had put a lot of effort into the wholesaling, my guess is you are a pretty motivated individual and you'll find a way to break in.

Welcome to BP @Duncan Banks. I was pursuing my BArch from the BAC when my now wife and I bought our first multi, fixed it up, raised the rents and still hold it now. I took a long break before deciding to get into RE in a more active role. I'm now spending my free time (not so free!) working on a 2 unit I bought on Cape.
Like mentioned above, read, attend and do. I wish I had been more active 10 years ago, but better late than never. You'll have a good perspective with your background.

I believe she has, I don't know any of the details though. I tried not to mix this world with my 9 to 5 world.
