Wow! I am currently watching an American Greed marathon on CNBC. I can't wait for this episode. I will be recording it, when it finally happens. It may be 2 years away, but it will be worth the wait.

CASE UPDATE:

"The amount of Clayton Morris information and Morris Invest internal documents you guys have been sending to me over the last 24 hours is great, keep it coming. Signed purchase agreements, damning emails from Clayton Morris etc... This is all very important for the case. Love seeing BP nation come together like this."

We can not sit idly by and allow the real estate investment industry to be completely destroyed by people that are this selfish. Imagine what the tenants of those houses think of real estate investors, especially landlords, now. You will never be able to convince them that there are good people out there that are just trying to provide them with a nice, clean, and safe place to live for an affordable price. This type of behavior creates more enemies of the real estate investor, and will eventually bring down more costly regulation onto the investors. It's in our best interests to weed out all non-hackers who do not pack the gear to serve in our beloved corp! 

I had to invoke the power of Gunny Ermey in this instance. Carry on James!

I have used Holton-Wise to sell some properties, rehab, and manage. I have not had one bad experience. I am still not sure what the red flags are that have been discussed in this thread. But, I value actions over words, and his company's actions tell me that they just get sh!t done. In this business time truly is money and they do not waste any time getting the work done.

I would increase the late fee to the maximum allowed by law in your state and renew on a month to month lease. Give her 2 months notice when it comes to the new late fee amount. That may cause her to move out when the lease expires. If she accepts the new terms, you will be collecting more money with some added effort on your part, but you will avoid unit turn over costs, at least for now. 

You do have a tenant that pays the rent, late or not, she pays. When the unit is empty that goes to $0 per month, plus your turn over costs. 7 out of 8 is not a bad batting average, when comes to on time rent payment.

If you owned a gas station they would have to pay you before they could pump the gas. What's the difference here?
