I’d add an outlet tester. They aren’t expensive and can be quite handy at finding some hidden electric issues.

Can you not get a loan using the stocks as collateral? Selling them might have tax implications.

I think Zillow’s stock decline has a lot more to do with their failed attempt to get into the flipping business than housing in general.

Houses in my area seem to still be solid.

80/20 rule is a general rule beyond real estate. Essentially, it’s that the top 20% of people get 80% of the revenues, because of the qualities that made them top 20%.

Well you get access to equity via a HELOC or a cash out refinance. Expect to own the place 6 months before those are available . I am unclear about your question on the FHA 203. Is the property in need of heavy renovation?

Well it would work the same way except you save a lot of closing costs on purchasing. If you do it right, you might even be able to do something called delayed financing to get the refi done sun 6 months.

If your comps have central air, you might have to go with central air to compete. Otherwise I would have opted for mini splits if the square footage of each unit is your typical sub 1000.
