@Jonathan G.

So I guess my question is, why do they even bother to ask?

I like the idea of Texas. Or maybe Las Vegas.

@Alan Bostick

I have not heard of a bank offering such a product. I’d be rather surprised if they do, because banks are in the lending business, not so much the property rental business.

That being said, there are thousands of banks, so a few might be interested.

@Jim K.

Ugly things like getting your hands dirty cleaning out a hoarder house?

@Nick Cooper

I guess I don’t know the details here. Is this house on a large property and you plan which you would park the RV on and live in the RV? That seems to me like it would be established residence, but I’m not a lawyer or a judge, so don’t consider this legal advice.

Without knowing your property value it’s hard to compare. I found $750 ish for 6 months on a place that would be around 200k.

@Jaron Walling

I guess I am a bit unclear on why gutter damage is unlikely. My experience with hail is that a lot of times there is nasty winds with them, and wind or large hail can wreck gutters.

@Paxton Corwin

Depending on the age of the house I’d adjust capex up a bit. 5% is a bit optimistic if it isn’t a new build. I use 15% for capex and maintenance combined for my properties. I also use 8% vacancy as that’s 1 month per year basically.

Otherwise everything looks ok, though $13k renovation isn’t going to go super far. I assume it’s cosmetics here.

Do not spend the money. Spending thee we money can be considered theft.
