Hi Team, I feel like I should step my game up on my inspections. What tools do you use that are awesome? Recommendations?
Moisture Testing?
Mold Testing?
Plumbing Scope?
Laser Tape Measure?
What else?

I know visual inspection is a bunch of clues. Please keep the discussion focused on tools.

Great flashlights and extra batteries that fit, super long extender ladder, korkers/or other brands over shoe to go over your steel toe boots, GFCI tester, moisture meter, a dog nose, an extender mirror, shovel to check foundation moisture, respirator as some properties have gross smells or chemical exposure, regular retractable tape measure forget the laser one, 5 gallon bucket, zip lock baggies, brown paper bags, putty knife, variety of screw drivers,

Are you checking basements? Radon detector pretty pricey, infa-red camera, are you able to check electrical circuits?  Checking heating and HVAC? I suggest just pump septic and forget testing it DIY. Some of these other tests really require you to have contractor license knowledge or you won't know what to look for.

Turn everything on and off, run the water an hour and look for leaks

Mold you can usually smell it then take scrapings: put some in zip lock bag and get tested.
