Haylee....go on YouTube and look up Flipman, he has over 200 videos that tell you everything from A-Z about wholesaling, He also gives out free contracts and other resources all free. I got started from his videos....don't spend another dime On a course instead spend that money on direct mail and get your first deal

Don't worry about what Zillow says or the county you need to look at comps and see what it would sell for in top dollar retail condition....once you find that number I'd offer 60-65% or even less in some cases

Courtney Johns keep going! Biggest mistake people make is they go hard for a month and then give up....also I would do a lot of one thing rather than a little of a lot of things when it comes to marketing. I do direct mail post cards....set your budget and mail weekly every week and don't stop trust me deals will come...you might not get any for a month or even two but then once you get the ball rolling you might have a month ware you close 3 deals, just keep it going and have faith in the system. Good luck

Daren H. I think a lot of people think of wholesalers as crooks taking advantage of little old lady's with dementia but 9 out of 10 of my sellers are usually other investors that want to quickly unload a property to buy another property. I have one seller I have already bought 6 houses from this year I kept 2, wholesaled 4 and he knows I pay 60-65% ARV and doesn't care...he's another guy with a ton of rentals and just likes the convenience of dealing with me.

Daren H. Ya in this case the seller was a investor he owns over 100 doors, he knew he was selling cheap but he liked the fast transaction and that made it ez to cooperate with his 1031 exchange
