Wholesaling leads, with mentor who is an investor

I have started in wholesaling with a mentor. I have tons of leads 100+ with a way to find my "niche". However no deals have been made and it's been a month. I've spent over 60 hours+ in direct mail and learning, driving for dollars yet nothing? What should I do?

You said you've been at it for 3 weeks? I bet most don't get anything for more than 3 months. Keep at and maybe look into getting at least some income now (job) til you start making money. Appreciate the effort!
