Out of state investing is cool but you might consider joining up with a good local wholesaler "like me" I'm in riverside and I get deep discounted off market property's all the time. Forget cash flowing $200 a month...I just sold a house to one of my land lord investors in San Bernardino for 140k that is worth 220k...he put down 20% and is cash flowing $700 a month.

Look into house hacking and the brrrr strategy....can't go wrong buying a duplex or triplex good luck 👍🏽

Manolo D. I bought it wholesale and sold it retail without rehabbing it they call that "wholetail" there's big profits in those type of deals.

Desmond Price I'm a wholesaler in riverside send me a direct message and I'll give you my cell number....I can send you a few of the property's I've sold to landlords in the last 60 days...I just sold a 300k house in riverside for 190k rents 1700 a month and another one in Ontario ARV 310k for 230k.

Manolo D. Thanks for the reply, I did a whole-tail deal on some apartments in LB i did a double escrow and closed them a few days apart...I think I'm going to start marketing heavy for those type of deals and see what I can do

Jill DeWit hi Jill I just want to make sure I'm understanding you correctly, you send offers out on your direct mail?? So you get a list and take the time to evaluate all property's and then send a offer on each one?

hi bp fam, im in so cal doing a lot of wholesale deals in the IE and LA county and recently flipped a 7 unit apartment complex in long beach...the lead was a referral but the deal went so well now its got me wanting to do more apartments! im just wondering if there is anyone here in my area doing this or if there is  anyone out there direct mailing to nothing but multi fam?? and if so what kind of mail pieces?? is it the same old post cards or different strategy ???

Wholesaling is not illegal anywhere....it depends on what your definition of wholesaling is, there's a right way and a wrong way to do it. Also I know a lot of agents here in cali that are also "wholesalers" and there's nothing wrong with working both angles. Ohio has stricter guidelines but it's not illegal as long as you either "assign" your purchase agreements or you can use transactional funding to do a back to back escrow. I've done both many times and structured deals every which way. I'm in socal (one of the most competitive markets) and I've had great results with direct mail....my advise would be to set a marketing budget of whatever you can afford on a 90-120 day period and then set your marketing up on a 6 week cycle. Here's what I been doing 18,000 leads split between absentee owners and pre forclosures I send out 3000 cards a week and then recycle after 6 weeks . And as far as your obligation as a agent to represent your sellers and buyers, thats all circumstantial....if you get calls from people with turn key houses and no motivation than I would suggest you offer to list there house for them in a tradition manner, but when someone calls in a jam that needs a quick cash sale than go the wholesale route and you will be relieving them of a big problem and everyone will be happy.
