@Garrett Whitlock Typically tenants are responsible for gas and electric. However, in a multi-family the owner takes care of the water/sewage because there’s usually only one water meter that serves the whole unit. That’s not always the case but generally in Toledo multi-families are set up that way.

Hi Tyler, I am a wholesaler born and raised in Toledo. I currently still live here and work my 9-5 here. You can shoot me a PM if you'd like. I'd be more than happy to discuss our market here in Toledo and the surrounding suburbs.

@Ashish Acharya yes, I was hoping to be pointed to some books that are easy for the layman to understand. Thank you for your reply.

Hi, I was hoping to get references to reading material (layman terms) regarding tax benefits and strategies for LLCs.

Thanks

@Alan Bailey Thank you for your reply. That’s great advice.

So if I have a list of 100-150 properties that I’ve gathered from D4D you’d suggest focusing my marketing budget toward being consistent and mailing those houses multiple times ? Rather than blanketing a certain area….

Hi, in the next coming weeks I’ll have my first two wholesale deals completed. I’m hoping to use $1500 of my gains to increase my direct mail marketing.

This first time around I did driving for dollars. Looked up the owners address and mailed out “I want to buy your house” letters myself. Now, I’m hoping to use a direct mail service this second time around.

My first question is: What are the best direct mail services ?

And secondly: As a wholesaler what other steps would people advise me to do to help automate my business?
