Thank you all for your quick response. I "think" I may have a local bank on board to help me out. Nothing against you guys but I prefer to be able to walk into a place and deal with people in person. I have a property that is ready to be rented. I'm looking for a lender who is willing to refinance my property off of its new appraised value rather than a percentage of the purchase price so that I can pay off my HELOC. I'm located in Toledo Ohio.

@Alex Locklear I think 2 cases is fair. Me as I remodeler over estimate my material I need. However , I’m 100% honest and will return anything I don’t need and will refund my customer. So yeah… between baseboards, window/door casing, crown molding , and any of the random seams I think 2 cases is fair. Is this include exterior as well?

Most of all our zip codes are split in half with really good areas and some really terrible areas. I'd 100% be willing to jump on a call with you and I could try my best to break it down for you.
