Toledo, OH Multi-Family Investing, out of state

Hey everyone, I am currently looking to purchase my first out of state investment property. I have come to the conclusion that I like Indiana and Ohio as potential investment spots. Recently I have been looking a lot into Toledo, Ohio and thinking that's a good place to get started.

I am curious if anyone here is a Toledo investor and has any input on it's viability/profitability/ease, especially since I am out of state. Also, any suggestions on lenders or agents is appreciated too.
