thanks to everyone for there input, The gentleman I speak of just has cash at his disposal and wants to make a return and I want to learn how to fix properties while making some capital in the process so I can invest myself. Ms.Newmones I look forwards to hopefully meeting you, I'll reach out in the coming days, would you be able to help me as far as paperwork is concerned & finding a property that makes sense to flip?

So a guy with cash wants me to find a property and oversea the process of fixing and flipping it....what should I be charging this gentleman....by the way this is my first time doing any of this 😬🥴 he wants to stay under 100k purchase price and has picked Essex county or Atlantic City for the property. Can anyone give me any advice

My apologies everyone, What I'm trying to say is that I'm having trouble evaluating this deal, the property is not on the MLS so I'm going threw real estate abc website to pull comps but the properties that I'm able to compare the house to are built in the 80's and the property I'm looking at was built in the 70's and from the pictures I've seen of the property is in good condition, can I create a opportunity for myself with this seller ?The owner is willing to sell below market value, just waiting for offer from myself, he also notified me he would not be offended by a low offer but I'm not sure what to offer Market value $325,000 4-bedroom, 3-bathroom Yearly taxes of around $1,500 •Ideal setting – just two blocks off Main Street, but on almost an acre (.97 ac)! •Brand new central HVAC •Brand new, upgraded electrical panel •All appliances less than 5 years old •TWO 40-gallon water heaters, less than 3 years old – enormous supply of hot water •Multiple rooms •Large brick fireplace and separate wood stove •Permanently installed ventilation/dehumidification system in full finished basement •Huge, 3-room paved shed, plus additional garden shed

So I'm doing a walk thru of a potential investment property that's fsbo and he's willing to sell to me below market value, now the property was built in the 70's and is in a good location, I've never done a deal and just because he's willing to sell to me below market value does that make it a deal?? Property sits on acre of land does not need a lot of work done

credit is shot and I have little to no capital but i've been going to meetups sharing my story and a I met a realtor that actually sent me an email saying he knows a FSBO that's willing to sell below market value and is willing to link us but my question is what should I do ? I don't know the area which is actually front royal, VA? PLEASE HELP

I just had my first sit down with a realtor and it went pretty well, after speaking with her she wants to work with me. The only thing is my market isn't northern va but should I work with her or turn down the opportunity to possible get my hands on a deal in the near future? She also says that she has 2 brokers and to insure her I'm serious about working with her she wants me to come in and sign papers to only deal with her...its my move any advice?

I would rather not say my name but I'm looking for help!!! I'm 29 years old from the inner city from where is not important but I've made mistakes in my life that I will maybe never make up for but I made it my business to try to right my wrongs and get my life together. I payed a guy 5k for mentorship and I haven't made any progress or even somewhat got close to a deal....I'm frustrated,tired and at a dead end...having trouble tracking down motivated sellers, who should i primarily look for ?? Code violations,probates???
