First deal!!!! MAYBE

So I'm doing a walk thru of a potential investment property that's fsbo and he's willing to sell to me below market value, now the property was built in the 70's and is in a good location, I've never done a deal and just because he's willing to sell to me below market value does that make it a deal?? Property sits on acre of land does not need a lot of work done
