Investor Friendly Agents!!!!

I just had my first sit down with a realtor and it went pretty well, after speaking with her she wants to work with me. The only thing is my market isn't northern va but should I work with her or turn down the opportunity to possible get my hands on a deal in the near future? She also says that she has 2 brokers and to insure her I'm serious about working with her she wants me to come in and sign papers to only deal with her...its my move any advice?

If you are just starting out, I probably wouldn't sign an exclusive buyer agency agreement which is the paper she's referring to.  I'd ask her to set you up with email notifications for properties that just come on market that fit your investing criteria (condos, multi-family, REOs, 3+ bedroom houses, 2+ bathroom houses, ect).  Once you get set up, you'll start to get email notifications and be able to analyze those deals.  If you see something you like and want to check out, reach out to her and ask for a showing.  I wouldn't sign any exclusive agreements until you really get to know her.  That's just my personal opinion though.
