I would look at getting a Hard Money Loan and then splitting up the acres and selling them off to cover the land, that way you get it for free

Most student housing have additional requirements from the university that you have to adhere to. In addition they have very high turnover rates. Nothing against my gender but if you are going to do student housing rent to women haha.

Cashflow is always the consistent benchmark. Who knows what is going to happen in 3-6-9 months from now as all the so called experts have continually been wrong time and time again. 

As long as you are in a growing market with cashflow I would pull the trigger

Jacksonville is a great growing location Just have be be very careful when selecting the neighborhood you invest in. Lots of "great" deals come with big problems.

South east atlanta has gentrified and now its moving to south west. Some cash buyers. You can still get a good deal you just need a good agent that moves fast or you need off market deals. 

Best of luck, leave some good deals for the rest of us haha
