If you are an accredited investor then I would look at larger storage unit deals in metro areas.

I would look at just better area's Ontario is okay but Alta Loma or even further in by rancho cucamonga brings higher rents.

Most house Hacking situations wont pay the full mortgage but they will pay more than half. That is what you want so when you move out you can rent out the otherside to cash flow positively. Cheaper deals might be in Fontana, Rialto but Id stay away from San b and Highland personally.

Obviously you try to time the market the best you can but the only true metric for if it is a good time and good place to invest is Cashflow and a good location.

Id start your own! You can easily launch a facebook page to start building excitement then when you have a large enough following start holding your own.

Knowing how to Underwrite a deal is invaluable. Also you have to be very good with people. Building relationships where they really matter with your contractor, agent, lender and property manager.

Why not combine both with the BRRRR method

Buy

Rehab

Rent

Refi

Repeat. 

You will need the cash to purchase and make your first BRRRR a success so maybe try wholesaling first so you can get an idea of property values in your area as well as build rapport with individuals who may want to sell in the future to you.

As a college student I would look at a 5 bedroom house around 200k. Live in one bedroom and rent out four. This will give you some good experience managing tenets, accounting, etc. 

Once you have enough saved up do it again and again and again.

Unfortunately the second wave is going to hit right before the election as some people care more about if their politician wins then if the american people are doing well. I dont see the corona virus situation going away and economies being destroyed as long as trump is in office.
