That just means that the LLC in the state that your property is located is owned or managed by another LLC that way your name is not on it.

I personally set up individual LLC's for every part of my business tied back to several Wyoming LLC's we have set up for full anonymity

You simply set up an LLC in the state of the property it is being owned by and have the Wyoming LLC as the owner of that LLC

Do not put your name or address anywhere on the LLC for the specific property

There are a lot of places that have high cashflow but you will want one that has both cashflow and appreciation benefits as well. 

A high cap rate can be a good thing money wise on paper but the headaches that come with a high cap rate may not.

Factor all costs into the hard money loan but push very hard to have the property reduced to offset the costs of the violations.

Its probably because they are wanting someone who will pay full price for what they are offering. Most investors are not paying full price. Just give them a few weeks and reach back out again.

They are literal warzones between gangs though haha The alternates arent any better. Slums, Dumps Ghettos

In some cases depending on how extensive the work is going to be. If it is a total gut then yes. If it is cosmetic then no not usually

Bad Location

Lots of places for rent nearby

Not within 5-10 miles of a major shopping center or walmart

Returns depend on the location. Some of my rentals are more focused on appreciation than cashflow however I will never invest in a property that doesnt cashflow from day 1 after all capex's have been accounted for.
