Have not done it myself yet but I've heard mailman and garbage man are good bird dogs too.

To actually have insurance coverage, you have to take out your own insurance policy with the bank being named as well.

I've heard some work for $1 to $2 per hour but the good ones with good English are more like $5 to 10 per hour. Depends what you want them to do.

Yes, and then do it again, you'll be limited by the banks once you hit 4 mortgages. Then go to the commercial side of the bank for more but your mortgage term will be shorter.

You don't have to get title insurance but it is very wise to have the title searched to see if there are any other liens besides the 1st mortgage.

I have an old sub 2 course from people out of Indiana. Surf the web, check your local Reia meeting, I'm sure you'll find something.

Most lawyers would probably say it is illegal, lol. Sub 2 is a niche that requires lots of disclosures. Short of buying someones course quick and pouring thru it, I would strongly suggest that you find a Sub 2 investor and partner with them.

I agree with Wayne, also, it sounds like she should be fine even without her parents co-signing.
